Which plan set is right for you?

DS Design Samplers
DS Preliminary Drawings
DS Architectural Plans
DS Construction Documents (CD’s)
DS Digital CAD Files

Summary:
  • Hand-Drawn Floor Plans & Front Elevation
  • $29 to $69 + tax (if applicable) and shipping
  • 2 Sets of 11x17 B-size prints at 3/32" or 1/8" scale
  • Planning Workbook included with all DS’s - 3D Perspective views are included with some designs
Deliverables: Design Samplers (DS) are hand-sketched drawings, as illustrated on the website and in our Design Gallery Plan Book.  You get 2 sets of prints on 11x17 paper.  They include the floor plans and at least one elevation (usually the front elev.), drawn to-scale at either 1/8” = 1 foot or 3/32” to 1 foot.  Some plans also come with 3D perspective views as well.  “DS” orders include our invaluable Planning Workbook.
Purpose: Design Samplers are intended to help you decide whether the design will fit your needs prior to purchasing the more expensive Prelim's or full sets of plans. They make an excellent early planning tool. DS’s are fine for making basic “Revision” changes and are the very best starting point for more extensive changes that will be made during the “Design Development” process, both of which are the processes undergone to perfect a plan when the original design does not exactly meet your needs or the building site.
What's Next?: To commission us to customize your plan, first make applicable notes and make mark-up changes to our drawings and/or simply complete the ALTH Planning Workbook.  Then send copies back to us for a quote of our unique “Full Service Agreements” or the “Revision Service” or “Design Development Service”, any of which has us customize the plan to better suit your needs.  Additional purchase* is required if you wish someone else to take our copyrighted design and make changes and/or to generate full plans for you.
Important Notes: *Design Samplers do NOT come with a design release of the copyright (see below). A license is issued through one of four mechanisms; 1) the purchase of Prelim’s, described below, plus the associated design release fee, or 2) the purchase of either the “A” or “CD” plan sets or 3) by commissioning us to perform revisions, design development or our full service, or 4) by purchasing an Alpenglow “Kit Home Package”.
Summary:
  • CAD-Drawn Floor Plans & Four Elevations
  • $125 - $490 + tax (if applicable) and shipping
  • 2 sets of 24x36 D-size prints at 3/16" or 1/4" scale
  • Planning Workbook included with all DS’s - 3D Perspective views are included with some designs
Deliverables: These large scale Prelim’s of the floor plans and elevations provide the very best planning tools. Prelim’s are precision drawn in CAD and are output for you on 2 sets of 24 x 36 full size sheets at standard scales of ¼” to 1 foot or at a slightly smaller scale of 3/16” to 1 foot for the very large homes.  Some plans include various 3D perspective views and all Prelim’s include 2 sets of the Design Sampler and a copy of our invaluable Planning Workbook.  Extra sets of Prelim’s are $50-$75/set depending on the design or .DWF files can be email sent to your output service or local printer or directly to you, for a fee of $17.50. To avoid shipping costs on your order and additional set costs entirely, specify on your order “send .DWF files” and provide us with the email address to send to.
Purpose: Prelim’s are generally used for the most effective early planning stage purposes, as they offer the benefit of the larger scale and more precision than the Design Samplers and therefore serve well as a markup set for modifications.  They also provide a more effective tool in early talks with builders during interview stages and onsite visits and can usually suffice in a submittal packet for most subdivision architectural review committees.  Prelim’s are the precursor to the production of the more informative and complete Architectural Plans, which then lead to the Structural Plans that make up Construction Documents. Like Design Samplers, this product can be used to mark up desired modifications by your builder, you, or during design development meetings (with us or any other design professional you choose) to whatever degree of customization is required.
What's Next?: Minor changes and customization can be done by us through our “Revision Service” or more extensive modifications can be created through our “Design Development” process, both of which are the processes undergone to perfect a plan when the original design does not exactly meet your needs or the building site. To commission us to perfect the plan, first make applicable notes and make mark-up changes on our drawings and/or simply complete the ALTH Planning Workbook.  Then send copies back to us for a quote of our unique “Full Service Agreements” or “Revision Service” or “Design Development Service”, any of which has us customize the plan to better suit your needs.  Additional purchase* is required if you wish someone else to take our copyrighted design and make changes and/or to generate full plans for you.
Important Notes: *Purchase of Preliminary Drawings entitles the purchaser to also acquire a license to use the copyrighted design outside ALTH’s services for the construction of one home.  With the license you may revise and/or generate construction plans using any drafting/engineering/architectural firm you choose.  Cost is just $115 for the license for plans in the Tahoe Cottage Collection, the High Country Chalets and the Southwest Series.  The cost is just $250 for our larger designs, which are found in the Colorado Craftsman Collection.
Summary:
  • Prelim’s + much more
  • $425 - $2,100 + tax (if applicable) and shipping
  • 2 sets of 24x36 D-size prints at 3/16" or 1/4" scale
  • 3D Perspective views are included with some designs
Deliverables: These plans are CAD-drawn and are output for you on 2 sets of 24 x 36 full size sheets at standard scales of ¼” to 1 foot or, for the very large homes, the scale is at 3/16” to 1 foot.  In addition to the floor plans and elevations of the design (the Prelim’s) the following is added: a cover sheet with a window schedule and other basic info, plus 2-4 cross section drawings which show cut-away views that help tell the story of how the home is to be constructed, plus a basic roof plan (not a framing plan), and finally the electrical plans are included.  The design license – copyright release is included in the purchase of the A-Set along with 2 sets of the Design Sampler and our invaluable Planning Workbook.  Extra copies of the A-Sets are $50-$75/set depending on the design or .DWF files can be email sent to your output service or local printer or directly to you, for a fee of $17.50. To avoid shipping costs and additional set costs entirely, specify on your order “send .DWF files” and provide us with the email address to send to.
Purpose: The Architectural Plans are typically not purchased if revisions or design development are to be commenced.  As-is, they provide more in depth information about the anatomy of the designs structure and are appropriate when the plan is not expected to dramatically change.  They are also commonly purchased when the customer knows they will be building a stick-framed home (Note: ALTH specializes in non-standard building systems- homes constructed of Log, SIP, post & beam, timber frame, and hybrid structural components).  This is also an ideal product to provide your drafter, engineer or architect if it is already known you will not be using ALTH for full services or a kit home package. This product does not need to be purchased if ALTH is to provide further design Revisions, Design Development or for our unique Full ServiceAgreements or our Kit Home Packages.
Important Notes: The A-Set does not constitute a complete set of construction documents (see CD’s and information given below).  However, the Architectural Set is the jumpstart that catapults the creation of construction documentation that is based upon the building components and systems that will be used for your specific project.
Summary:
  • A-Set + Structural Plans Set
  • $895 - $3,300 + tax (if applicable) and shipping
  • 2 sets of 24x36 D-size Prints at 3/16" or 1/4" scale
  • 3D Perspective views are included with some designs
Deliverables: These plans are CAD-drawn and are output on 2 sets of 24 x 36 full size sheets at standard scales of ¼” to 1 foot or for the very large homes at 3/16” to 1 foot. This minimum set of Construction Documents (CD’s) consists of the A-Set described above, which is joined by the Structural Plans (S-Set), to formulate what many accept as complete working drawings for construction.  The S-Set consists of the foundation layout, first and second floor framing layouts and a roof layout, usually based on either a SIP roof or I-Beam rafters (stick-framed).  Some standard construction details are also included.  Extra CD sets are $75-$100/set depending on the design or .DWF files can be email sent to your output service or local printer or directly to you, for a fee of $17.50. To avoid shipping costs and additional set costs entirely, specify on your order “send .DWF files” and provide us with the email address to send to.
Purpose: If you are building a stick framed home with one of our designs please purchase one of our products that includes the design release license, such as the A-Set or this CD product and then hire a local drafting, engineering, or architectural firm (also see ** note below for info on our services).  Your local professional will review the plans and make applicable adjustments and/or additions for final submittals to your local building department.
Important Notes: In some cases where building will take place in less restrictive locales, our stock plans can be submitted for building permits.  However, in most cases the plans will need to be reviewed for site-specific sizing of foundation footings, retaining walls, beams, headers, shear wall lateral analysis and certain building connections.  **If you are want a building system that we specialize in (Log, SIP, post & beam, timber frame or hybrid), our stock plans can be site-specific engineered and reviewed for local code compliance by us through our unique Full Service Agreements or by purchasing a Kit Home Package from us, in which case separate purchase of the A-Set or CD’s is not necessary.
Deliverables: Zipped .DWG files saved back to AutoCAD 2000i and emailed with .ctb files & fonts.  X-ref’s are used for title block & border, some notes and for the floor plans.  Keynotes are used to make for easy, global callout changes and plots are set up to be done from paper space.  Files are emailed to purchaser, or his/her drafter/engineer/architect, as instructed.  In the event the customer’s drafter does not use AutoCAD the files can be changed to .DXF format for an additional fee.
Purpose: Digital files can expedite your process dramatically, so that your CAD professional is potentially up and running and in position to make changes, do engineering or add information immediately upon receipt of the CAD files.
Important Notes: Price is applicable for each portion of the plans.  For example, if the CD’s were ordered the total charge would be 3x the posted price (Prelim’s + A-Set + S-Set).  If the A-Set were ordered the total charge would be 2x the posted price (Prelim’s + A-Set).  If just the Prelim’s were ordered the total charge would be just the price posted.

Please Respect Copyright Laws

Recent changes in the US copyright laws allow for statutory penalties for copyright infringement involving part or all of any of the copyrighted plans found on this website or in our Design Gallery publication. Copyright laws can be confusing, but in short;

You must have specific written permission or license to build a home from a copyrighted design, even if the finished home has been changed from the original plan. It is illegal to build one of the homes found in this publication without a license, but we've made it easy to use legally our designs. By simply purchasing an inexpensive set of "Prelim's" and by paying a small additional fee, you are thereby entitled to use our designs to modify and/or create construction drawings for the purposes of building a home.  The cost for the design release license is only $250 for the large plans found in the Colorado Craftsman Collection and just $115 for all other plans, unless otherwise posted.  The design release license is automatically included with no additional costs when the A-Set or S-Set is purchased or when ALTH is commissioned to perform Revision Services or Design Development or our Full Service offerings.
